Information for tenants
Prospective tenants taking on a property to let will go through a process of referencing which usually takes around 5 to 7 working days, where full personal details will be provided to SJB Properties. A holding fee of equivalent to one week’s rental will be required on referencing which will then be refunded on entering the tenancy agreement via the deposit. Should any referencing fail, due to the applicant’s own making or inaccurate statements (to include the right to rent check), should the applicant withdraw from the proposed agreement, we reserve the right to retain the holding fee. Where guarantors are required, this will also apply.
A deposit will be required of one month’s rental. This will then be registered and held in the Rent Deposit Scheme. On successful referencing completion and approval of the tenancy by the landlord, a date for occupation will be agreed, all relevant paperwork will be prepared and an appointment will be made to go through all paperwork, complete the sign up and keys will then be handed over.

Extra Fees Chargeable to Tenants if Applicable
Adding an additional tenant or replacement tenant – £50.00 (inc VAT)
Tenants are liable for the actual cost of replacing any lost keys or other security devices. If the lock needs to be replaced, the cost of the locksmith, the lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15.00 per hour (inc VAT) for the time taken.
Unpaid rental – interest charged at 3% above the Bank of England base rate from rent due date until paid in full.
