SJB properties have over 40 years of experience in providing property management services to a variety of clients ranging from landlords letting their private homes for short terms to long term investment clients, many with multiple properties.
We let and manage all types of properties old and new, from annexes attached to client’s homes to large country properties, houses in multiple occupation to studio flats. There is not much we have not managed over the years, and even small commercial units.
We can offer full management, letting only, and anything in between.

Full management package
This service is aimed at clients who wish us to act on their behalf in the letting of their property, collection of rents, arranging maintenance of their property and the resolution of any day to day matters that may arise. We offer a fully comprehensive service which means we handle all matters and our clients only have to become involved if they choose to do so.
Package includes but is not limited to:
- Arranging a meeting at the property to discuss requirements and enabling us to prepare the relevant details for advertising and letting.
- Throughout each tenancy period the Landlord will be provided with a minimum of quarterly statements of their income and expenditure account.
- Accompanying prospective tenants to view the property, completing any referencing paperwork, drawing up tenancy agreements, taking and registering deposits, completing property inventories where required to point of handing over the keys.
- Rental collection, inspections on a six-monthly basis or as required, arranging any maintenance required on a day to day basis, obtaining and providing quotes for larger works or improvements that may be necessary and managing contractors.
- At the end of the tenancy we will check out the property, arranging for any dilapidations or damages to be dealt with as required, ensuring the property is prepared for re-letting.
Letting only package
This service is aimed at landlords who live nearby to their property and wish to deal direct with their tenants during the tenancy, but who require assistance in finding a tenant and producing the relevant paperwork.
Package includes:
- Arranging a meeting at the property to discuss requirements and enabling us to prepare the relevant details for advertising and letting.
- Accompanying prospective tenants to view the property, completing any referencing paperwork, drawing up tenancy agreements, taking and registering deposits, completing property inventories where required to point of handing over the keys. The property is then handed onto the landlord for day to day management thereafter.
Bespoke packages
We work mostly within the above packages; however we are always happy to discuss specific requirements with landlords to provide the best option for them.
Additional items that can be included in the package may include:
- Arranging renovation and refurbishment projects.
- Arranging interior redecoration and installation of soft furnishings where required.

Fees for Landlords
- Full Management initial set up fee – one month’s rental plus VAT
- Full Management ongoing fees – 10% of monthly rental plus VAT
- Letting only fee – one and a half month’s rental plus VAT
- Fees are negotiable for multiple properties
- Fees cover a 12 month letting period – if tenants continue for a further 12 month period we charge a nominal £100.00 plus VAT for tenancy renewal process
- Discounted fees may apply for Landlord’s with properties contained within blocks of flats that we already manage
The fee structure will be discussed prior to commencement of management; any additional requirements will be taken into account and agreed at that time.
